We prepare our first proposal with an initial estimate based on your PIP and plans review, where appropriate. We then conduct a deep dive into the project’s financial impact as part of our second estimate, identifying opportunities to value-engineer or propose brand-approved waivers to ensure our clients get the best return on their investment. This early insight helps owners understand options before costs are locked in.

Site Visit & Existing Conditions Assessment

Our team conducts a site visit to photograph the property, inspect existing conditions, and evaluate any factors that may impact scope, schedule, or budget. This step ensures estimates are grounded in real conditions, not assumptions.

Final Estimate & Contract

Using insights from the site visit, we provide a refined estimate and finalize the project scope. Once aligned, contracts are executed, and the project moves into design.

Design Development & Brand Approval

Our in-house design team prepares drawings, finish selections, and 3D renderings as needed. We coordinate submissions to the brand for approval, order FF&E, and submit for permits.

Project Kickoff & Team Coordination

Before construction begins, we host a kickoff meeting to introduce key team members and coordinate with ownership, management, brand representatives, and third-party vendors to ensure alignment and emphasize our dedication to communication.
